New United Kingdom launches, as they are released
Be told the day a new United Kingdom development opens.
Can foreigners buy property in the UK?
Yes. There are no restrictions on foreign nationals buying homes in England and Wales. You can hold title in your own name or through a company, and you pay the same price as a UK buyer, with a stamp duty surcharge if you are not UK resident.
Read the ownership guideFreehold
You own the building and the land outright, with no end date, registered at HM Land Registry.
Leasehold
A long lease, often 125 to 999 years, from the freeholder, with a service charge. New long leases granted since June 2022 carry no ground rent.
Through a company
Some buy through a UK limited company for tax reasons. An overseas company must first register on the Register of Overseas Entities. Take tax advice before you choose.

Rates as at January 2026. Taxes and fees change and contracts decide who pays what, so we confirm the figure for your property before you commit.
While you own
- Service charge
- For apartments, set by the building’s managing agent each year.
- Council tax
- Usually paid by the tenant while the property is let.
- Tax on rental income
- UK income tax. Overseas landlords join HMRC’s Non-Resident Landlord Scheme, or the letting agent withholds tax.
- Capital gains tax
- Non-residents pay UK capital gains tax on UK homes, reported and paid within 60 days of completion.
Buying in United Kingdom, from reservation to keys
An English purchase runs through a solicitor from the first payment, and stamp duty is settled at completion.
- 1
Reserve
A reservation fee takes the apartment off the market and is credited at completion. Most developers keep some or all of it if you withdraw.
- 2
Instruct a solicitor
Before any money moves, your solicitor verifies your identity, your source of funds and your source of wealth, then reviews the contract and the lease.
- 3
Exchange contracts
You sign and pay the exchange deposit, and the long-stop date for the building is fixed. From here both sides are bound.
- 4
Wait for the build
Off-plan deposits sit in a solicitor’s client account or under the warranty provider’s protection. An independent snagging inspection comes before handover.
- 5
Complete and pay stamp duty
You pay the balance and stamp duty, with the 2% non-resident surcharge and the 5% higher rates if you own a home anywhere, and are registered at HM Land Registry.
- 6
Let it from abroad
Your agent registers you under HMRC’s Non-Resident Landlord Scheme. Tenancies are periodic under the Renters’ Rights Act 2025.

Why overseas investors choose UK property.

- 01
A global financial centre
London’s role in global finance anchors the wider economy, and the regional cities benefit from the businesses and graduates it draws. Demand for well-located rental homes remains broad.
- 02
Rule of law investors trust
Clear title, an established conveyancing process and an independent legal system make ownership predictable. For international buyers, that certainty is the point.
- 03
Regeneration in the regional cities
Manchester and Birmingham are in the middle of long-term regeneration, with new transport, offices and residential districts. We buy where that change is funded and under way, not where it is only promised.
Buying property in United Kingdom: questions.
Can non-residents buy property in the UK?
Yes, with no restrictions in England and Wales. Non-residents pay a 2% stamp duty surcharge on top of the usual rates.
How much stamp duty does an overseas buyer pay in England?
The standard Stamp Duty Land Tax bands, plus 5% if you already own a home anywhere in the world, plus 2% if you are not UK resident. The desk can work out the figure for a specific price.
Can I get a mortgage in the UK as a non-resident?
Yes, from a smaller group of lenders. Expect to put down 25% or more and to show income and the source of your deposit.
Do I pay tax on UK rental income if I live abroad?
Yes. Rental profit is taxed in the UK. Overseas landlords register for the Non-Resident Landlord Scheme to receive rent without deduction and file a UK return; otherwise the agent withholds basic-rate tax.
Does buying a property give a UK visa?
No. Property ownership brings no right to live in the UK. The investor visa closed in February 2022.
