For buyers

New-build and off-plan, bought properly.

Buying a home before it is finished, or before it is built, asks more of the buyer than any other purchase. We do the searching, the checking and the negotiating with you, and stay on long after completion.

The service

Everything between the brochure and the keys.

Six parts, one adviser. Use all of it, or just the part you need.

  1. Search and shortlist

We start from your brief. You get a shortlist you can compare like for like, with the reasons each one made it.

    • New-build and off-plan across our markets
    • Private listings where we hold them
    • Developers we know, with a record we can check
  2. Due diligence

Before you reserve, we look at who is building, what they have delivered before and what the paperwork says, and tell you what we find.

    • The developer and their past schemes
    • The scheme, its stage and its documents
    • What foreign buyers can own in that market
  3. Negotiation and payment plans

Off-plan is bought on a schedule. We negotiate the price and the unit, and make sure you understand every stage of the payment plan before you commit to it.

    • Price and unit negotiation
    • Deal structuring, cash or mortgage
    • Each instalment, and what triggers it
  4. Purchase to completion

One adviser runs the transaction with the developer and the lawyers, so you are never chasing three parties for an answer.

    • Reservation and contracts
    • Progress through construction
    • Completion
  5. Lettings and management

If the home is an investment, the work starts at completion. We help set it up to earn, and keep an eye on it.

    • Rental and asset management
    • Developer rental programmes, where a scheme has one
  6. Resale and exit

Every purchase should have a way out. We plan the exit with you at the start and help you act on it when the time comes.

    • Exit and growth planning
    • Selling on, or reinvesting

How it runs

Four stages.

Every purchase follows the same order, so you always know what comes next and what it needs from you.

  1. The brief

A private conversation before any property is mentioned: what the money is for, the budget and the risk you are comfortable with, where you want to own and what kind of home.

  2. The shortlist

A short list of developments that fit the brief, from developers with a record we can check. Where we hold them, that includes our private listings.

  3. Checks and terms

Due diligence on the developer and the scheme, then negotiation: price, the unit, and a payment plan that suits how you are paying.

  4. Purchase and after

We manage the purchase through to completion, then stay on for lettings, management and, when the time comes, the exit.

Who it is for

From a first purchase at about £200,000 to £2 million and beyond.

  • First-time investors who want an expert alongside them
  • Professionals abroad buying a home or an income in a prime location
  • Experienced investors looking for private listings
  • Business owners building long-term wealth through property

Questions

Buying off-plan, answered.

What is the difference between new-build and off-plan?

A new-build home is finished, or close to it, and you can see what you are buying. An off-plan home is bought before it is built, usually on a payment plan, from plans, a show unit and the developer’s specification.

How does an off-plan payment plan work?

You reserve a unit, pay a deposit, then pay in stages as construction moves on, with the balance due at completion or handover. Each development page on this site sets out its own plan where the developer publishes one, and your adviser takes you through every stage before you commit.

Can I buy from abroad?

Yes. The service is built for investors buying outside the country they live in. The rules on what a foreign buyer can own differ by country, and our market guides cover each one.
