Risk warning.
Please read this before you act on anything on crowncontinental.com. It explains the basis on which Crown Continental publishes information about property and markets, and the risks of buying property, particularly overseas.
The basis of what we publish
Everything on the site, including guides, market views, figures, calculators and individual developments, is general information. It reflects our understanding on the date shown and is meant to help you ask the right questions, not to be relied on as advice. It does not take account of your circumstances.
Nothing on the site is an offer or an invitation to buy, sell or subscribe for any property, security or investment. Take your own independent professional advice before you make a decision.
Crown Continental is the trading name of Omnia Capital Group Limited (company number 16480721), registered in England and Wales.
Property investment carries risk
- Your capital is at risk. The value of property, and the income from it, can fall as well as rise, and you may get back less than you put in.
- Past performance is not a reliable guide to future results.
- Rent is not guaranteed. It depends on occupancy, costs, management and local rules, including limits on short-term letting.
- Property can be hard to sell quickly, so your money may be tied up for a long time, and resale markets for new homes in some countries are thin.
- Off-plan purchases can be delayed, changed or not completed, and deposits and staged payments may be at risk. Check how your money is protected before you pay.
- Borrowing increases both gains and losses, and the availability and cost of finance can change.
- Costs and taxes of buying, owning, letting and selling reduce your return, and may arise in more than one country.
- Concentration. A single property, or a single market, is a large exposure if it does badly.
- Currency. Exchange-rate movements can raise or lower the value of an overseas property, and its income and costs, measured in pounds.
- Rules change. Taxes, foreign-ownership rules, residency programmes and lending rules differ by country and can change, sometimes with little notice.
- Forecasts are estimates, not promises, and actual outcomes may differ materially.
Calculators on the site show illustrations from the figures you enter or the sources they name. They are not quotes, offers of finance or tax advice.
Please check independently
Markets move and details change. Before you act, confirm the figures, prices, availability, taxes, fees, ownership rules and residency conditions that matter to your decision, and take advice for your circumstances and your country of residence, usually from an independent lawyer or notary in the country where you are buying, a tax adviser, and, if you are borrowing, a mortgage adviser.
Buying overseas
Buying in another country brings extra risk and complexity: a different legal system, the need for local advisers, currency, and rules on foreign ownership and residency. We can introduce you to lawyers, lenders and other advisers, but they are independent of us, and the decision, and responsibility for your own checks, remain yours. We may receive a fee or commission in connection with some sales or introductions.
Our regulatory status
We help people find and buy property. We are not financial advisers and we do not give regulated investment advice.
We are not authorised or regulated by the Financial Conduct Authority.
Accuracy and reliance
We take reasonable care over what we publish, but we do not warrant that it is accurate, complete or current, and we are not liable for loss arising from reliance on it, except where the law does not allow us to exclude liability. Read this with our terms of use.
