Buying property in Surin, Phuket.
Surin is a short, exclusive bay on Phuket’s west coast, between Bang Tao and Kamala, where supply is tight and the best villas look straight out to sea. This page covers why the beach has been cleared, how it behaves in the monsoon, the hidden coves either side and what scarcity means for a buyer.
- About 23 km and 30–35 minutes from Phuket airport
- An 800-metre beach, cleared of vendors in May 2025
- Pansea and Laem Singh coves on either side
Surin is Phuket's smallest prestige address: an 800-metre beach in Cherng Talay with headland villas, a few resort-managed condos and very little land left to build on. It sits between Bang Tao and Kamala, about 23 km from the airport. Buyers pay for scarcity and for a beach the authorities keep clearing of business. We have no project in Surin itself and source here to order.
Why is there nothing on Surin beach?
Because the state keeps taking it back. The province banned vendors, sunbeds and umbrella hire on the Cherng Talay beaches in 2014. In April 2016 the army cleared what remained at Surin, including beach clubs such as Catch and Salt and the concrete kitchens behind the path. Thatched shacks crept back, and on 14 May 2025 a Thalang district task force, with armed personnel standing by, pulled down the restaurants, cocktail bars and sunbed rentals again.
What remains is casuarina shade, clean sand and a handful of restaurants on the road behind. Tukta, built on the rocks rather than the sand, was still trading in September 2026. Phuket101 now reports that parking is no longer a problem. For an owner this is mostly good news. Guests who want a sunbed and a cocktail on the sand will find Kamala or Bang Tao more to their taste.
How rough does Surin get in the monsoon?
Rough enough to kill. On 13 July 2024 a group of five students went in past the red flags and were swept away. One died after being rescued, and another was missing when the search was called off for weather. On 24 July a 27-year-old Indian tourist drowned in a rip current on an early-morning swim. The head lifeguard for Surin and Bang Tao responded by calling for a proper campaign to teach visitors about rips. From roughly May to October, treat a Surin sea view as something to look at.
What are Pansea and Laem Singh?
They are the two coves either side of Surin, and the reason the bay feels larger than 800 metres.
- Pansea, just north, is fronted by The Surin and Amanpuri, Aman's first resort, which sits on its own peninsula. Access is in practice limited to hotel guests, because the hotels control the land behind it.
- Laem Singh, to the south towards Kamala, has been closed to the public by road since a land dispute in 2017. Accounts of how to reach it now differ, so do not promise it to guests.
Villas on the headlands above both are among the most sought-after on the island, and the southern headland runs on towards Millionaires' Mile.
What should you check on a Surin beachfront plot?
Three things are specific to this bay.

- Erosion. Cherng Talay's local administration started digging for a ฿19.1m erosion barrier at Surin in 2017. Residents rejected it at a public meeting on 24 February 2020, and the money went on beautification instead. There is no sea wall.
- Wastewater. In October 2025 a Phuket MP named Kamala, Surin and Bang Tao as the main problem areas for wastewater, as hotel and resident numbers outgrow the systems. Ask where a villa's drains go.
- Public land. The 2016 and 2025 clearances happened because businesses had built on public beach. Your own lawyer should confirm that nothing you are buying, including a terrace or a sea wall, sits on it.
The coastal height limits that keep Surin low-rise are on our Phuket page.
What does a Surin villa cost to buy, and to sell on?
Nobody publishes Surin on its own. Surin falls within Choeng Thale, where C9 Hotelworks, citing FazWaz, reported a resale villa median of ฿18m in August 2025. That median includes plenty of inland estates. At the top, C9's May 2025 report found three-bedroom villas in Cherngtalay asking up to ฿137.9m (about £3.1m), and a sea-view villa on Surin's headlands should be compared with that end of the market, not the median.
Scarcity is the case for buying here: little land is left near the beach. The drawback is a thin market in both directions: when you sell, you also need one buyer who wants exactly this bay. Foreigners usually take the land on a registered lease. The foreign ownership guide explains how that lease is valued.
Buying in Surin through us
Not directly. Our nearest projects are ten minutes south in Kamala, where The Element by Anocha has apartments from £66,299 (฿2.95m), and to the north at Sole Mio in Bang Tao, from £340,000 (฿15.1m).
For Surin itself, register early. Tell us the headland, the bedroom count and the ceiling, and we will tell you what is on the market quietly and what is likely to come up, including resales. Contact the Thailand desk.
