Property for sale in Bangkok
Bangkok is a condominium market. Foreign buyers can own an apartment freehold within each building’s 49% quota, let it to the city’s expat and professional tenants, and buy in a market that currently favours the buyer.
Bangkok at a glance.
Bangkok is where Thailand’s money, jobs and expatriates are, and its condominiums are bought to be lived in or let for a year at a time. With unsold stock high and new CBD launches at a standstill, buyers who know which buildings tenants want have the stronger hand.
Bangkok property for sale: a guide for UK buyers · Updated 20 October 2026
Foreigners can own a Bangkok condo freehold within the 49% quota. Average asking prices were about £5,320 per sq m in the CBD and £2,775 on the city fringe in the first quarter of 2026 (Knight Frank).
Around 350,000 unsold units sit across Bangkok and its suburbs, which Knight Frank estimates will take five to six years to absorb. It is a buyer’s market, and the right unit can be negotiated.
Bangkok is a long-let market. Tenants pay for a short walk to the BTS or MRT, and short lets are restricted by law and by most condo bylaws.
Can foreigners buy in Bangkok?
Yes. A UK buyer can own a Bangkok condominium freehold in their own name, provided foreign ownership in the building stays within 49% of its floor area and the purchase money is remitted from abroad in foreign currency. Houses and townhouses sit on land, which foreign individuals cannot own, so they are held on a registered lease of up to 30 years.
- Condos: freehold, in your own name, within the 49% foreign quota
- Funds sent from abroad in foreign currency, with an FET form above USD 50,000
- Houses: a registered lease of up to 30 years
- Long lets are legal; lets under 30 days need a Hotel Act licence

Bangkok is one of Asia’s great working cities. The best addresses are measured in minutes on foot to a BTS or MRT station.

Bangkok is a condominium market. Foreign buyers can own an apartment freehold within each building’s 49% quota, let it to the city’s expat and professional tenants, and buy in a market that currently favours the buyer.
Yes, a UK buyer can own a Bangkok apartment outright, in their own name, as long as the building still has room in its 49% foreign quota and the purchase money comes in from overseas. In practice the decision is less about the law than about the line: Bangkok condos are priced and let by their walk to a BTS Skytrain or MRT station. Knight Frank put average asking prices in the first quarter of 2026 at about £5,320 a square metre (฿236,800) in the CBD and £2,775 (฿123,500) on the city fringe, in a market with years of unsold stock to clear.

Which BTS and MRT stations decide a Bangkok condo's value?
Bangkok's rail network had 279.84 km in service in early 2026, about half of the 553 km planned. Two systems matter most to a foreign buyer. The BTS Skytrain opened on 5 December 1999 and now runs a 53.58 km Sukhumvit Line and a 14.67 km Silom Line. The underground MRT Blue Line began full service on 3 July 2004 and now curves round the centre in an open loop. Where the two meet, at Asok, Sala Daeng and Mo Chit, you find the deepest tenant demand.
Sukhumvit Line, Nana to Ekkamai
The expat spine. Asok, where the BTS crosses the MRT at Sukhumvit station, is the commuter hub. Phrom Phong and Thong Lo are the centre of Bangkok's Japanese community, with Japanese supermarkets and clinics a short walk from the towers, which is why so many units here are let to company-sponsored families. Ekkamai is a little cheaper and younger. Expect the highest rents per square metre outside the CBD, and the most competition from other landlords.
Silom Line and the Blue Line: Sala Daeng, Lumphini and Sathorn
The business district. Sala Daeng links to the MRT at Si Lom by a 180-metre elevated walkway, and the banks, law firms and embassies of Sathorn sit between the two lines. The British Embassy itself left its Wireless Road compound after the Foreign Office sold the site in 2018 for £420m, to a joint venture of Central Group and Hongkong Land, and moved into AIA Sathorn Tower. Across Lumphini Park, One Bangkok is adding five office buildings and more than 500,000 sq m of space at the corner of Wireless Road and Rama IV, with its own entrance to MRT Lumphini, opening in phases since 2024. More offices on the doorstep means more professionals looking for a flat within one or two stops.
Ploenchit and Chidlom
The old embassy quarter between Siam and Nana, on the Sukhumvit Line. It carries the CBD price, the most limited supply and the wealthiest Thai and international tenants. Units rarely come up, and when they do the buyer is often a Thai family rather than an investor.
Rama 9 and the eastern Blue Line
Phra Ram 9 and Thailand Cultural Centre stations sit in a newer business district of office towers and malls. Prices are below Sukhumvit, and the Orange Line, targeted for 2028, will run east from Thailand Cultural Centre to Min Buri, making it an interchange. Buy here for corporate tenants on a fringe budget.
Ari and the northern Sukhumvit Line
Ari is a residential pocket two stops south of Mo Chit, with cafés and government offices, popular with young Thai professionals. Mo Chit itself connects to MRT Chatuchak Park. These are good long-let addresses, with fewer expatriates than Sukhumvit.
Riverside and the Gold Line
Charoen Krung and the Thonburi bank mean hotels, galleries and river views, with Shrewsbury International School's campus on the water. Station access is thinner: the short Gold Line runs from Krung Thon Buri to Khlong San and serves ICONSIAM, and much of the riverside relies on the BTS at Saphan Taksin or a boat.
On Nut to Bang Na
Further out on the Sukhumvit Line, at suburban prices, close to Bangkok Patana School and the road to Suvarnabhumi. Families and tighter budgets buy here, and tenants are more often Thai than expatriate.
Who rents a Bangkok condo for a year at a time?
People posted to the city. Bangkok's tenants are staff of multinational and Japanese companies, diplomats, teachers at the international schools and Thai professionals, joined more recently by remote workers on the Destination Thailand Visa. They sign annual leases, often with the employer paying for or vetting the flat, and they choose by commute. A tenant moving into a One Bangkok or Sathorn office will look along the Blue and Silom Lines; a Japanese family settled around Sukhumvit will look between Phrom Phong and Ekkamai.
That makes the corporate long let the business model, and the holiday let a non-starter. Stays of under 30 days count as hotel business under Thai law, and Bangkok condominium bylaws generally forbid them; our rental yields guide covers the licensing rules and the pending reform. We do not publish Bangkok yields, as no source we trust does. On a real unit we will cost it for you, from rent through management and both countries' tax to a net figure in sterling.
Is Bangkok a buyer's market?
On the figures, yes. Knight Frank Thailand's first-quarter 2026 report gives average asking prices by zone:

- CBD: about ฿236,800 per sq m (£5,320), slightly down on the quarter
- City fringe: about ฿123,500 per sq m (£2,775)
- Suburbs: about ฿71,200 per sq m (£1,600)
As a worked example, not market data: at those averages, 50 sq m costs about ฿11.8m (£266,100) in the CBD and ฿6.2m (£138,800) on the fringe.
The supply picture is what gives a cash buyer leverage. Knight Frank estimates roughly 350,000 unsold units across Bangkok and the surrounding provinces, against around 60,000 transfers a year, or five to six years of stock. Not one new condominium launched in the CBD in the first quarter of 2026, and new launches were only about 24.3% reserved. Thai demand is held back by household debt and tight bank lending. Completed units in established buildings near an interchange are where negotiation pays, because developers' unsold stock and owners who need to sell are chasing the same buyer.
What should you check on a Bangkok tower after the 2025 earthquake?
On 28 March 2025 a large earthquake in Myanmar shook Bangkok. The 33-storey State Audit Office tower under construction in Chatuchak collapsed, killing at least 95 people, and the city logged more than 14,430 reports of building damage. Buyers now ask questions that were rarely raised before:
- the building's post-earthquake inspection report, and any repairs made since
- the structural engineer and main contractor, and their record
- whether the owners' juristic person holds funds for structural work
- for off-plan, the design standard and who signs off the frame
A well-run building will have the answers to hand. A seller who cannot produce them is telling you something.
How does a foreigner buy into a Bangkok tower?
Within the quota, and with a paper trail. The foreign share of each building is capped at 49% of floor area, and in the most sought-after Sukhumvit towers that share can be used up, in which case a Thai-quota unit cannot be sold to you freehold however keen the seller. Have your lawyer confirm the remaining foreign quota with the juristic person before you pay a reservation deposit. Money must arrive in foreign currency from abroad, documented by the receiving bank, and that same documentation is what lets you take the proceeds home on sale. The rules, the paperwork thresholds and the proposals that are not yet law are set out in our foreign ownership guide.
Houses in Bangkok are a different matter, since they come with land a foreigner cannot hold. For almost every UK investor here, the question is which condo.
Schools, hospitals and the flight from London
Bangkok has the deepest choice of British schooling in Thailand. Bangkok Patana School in Bang Na, founded in 1957, is the country's oldest British international school and teaches the English National Curriculum to IGCSE, then the IB. Shrewsbury International School, founded in 2003, teaches to A level from its campus on Charoen Krung. Harrow International School Bangkok takes day pupils and boarders to A level.
Bumrungrad International Hospital became the first hospital in Asia to gain Joint Commission International accreditation, in 2002. Bangkok Hospital is the flagship of the BDMS group. Owners on the islands often come here for specialist treatment.
Thai Airways flies non-stop from Heathrow to Suvarnabhumi and British Airways flies from Gatwick, in roughly 11.5 to 12 hours. The airport is about 25 km from downtown, and the Airport Rail Link leaves from under the terminal. Because most of the districts above sit on two or three lines, three days is enough to see a shortlist, meet your lawyer and open a bank account. We can line up the viewings and appointments around your flights.
What does a Bangkok landlord owe in tax?
Rent is taxed in Thailand first and declared to HMRC, with treaty credit so that the same income is not taxed twice in full, and a gain on sale is within UK capital gains tax. The figures, forms and worked examples are in our costs and taxes guide.

What can go wrong?
- The wrong building in an oversupplied city. With hundreds of thousands of unsold units, the cheapest tower near no station will stay cheap. Pay for the walk to the platform.
- A thin pool of buyers at resale. A foreign-quota unit is sold on to another foreigner, or to a Thai buyer, and Thai demand is weak while household debt is high.
- Traffic and air. Road congestion is why rail access matters. The cool dry months bring poor air quality.
- Currency. Rent, costs and the sale price are in baht. At about ฿44.5 to the pound, a 5% swing moves the sterling value of a ฿10m (£224,700) unit by about £11,200.
Bangkok or Phuket?
They do different jobs. Bangkok is an income asset let to people who work in the city, bought as a condo near a station. Phuket is bought for use and seasonal letting, with villas as well as apartments, and is where all four of our current developments sit. Bangkok has more flights from London; Phuket now has its own Heathrow non-stop. Some owners hold one of each.
Can I finance a Bangkok condo?
Rarely with a Thai mortgage, as Thai banks seldom lend to non-resident foreigners. UK buyers usually pay cash or release equity at home. Our mortgages and finance guide compares the routes.
Which Bangkok line is best for a buy-to-let?
For corporate tenants, the Sukhumvit Line from Asok to Ekkamai and the Silom and Blue Line stations around Sathorn and Lumphini. Rama 9 and Ari give lower entry prices with good rail access. In every case, minutes to the platform count for more than an extra few square metres.
