Property for sale in Koh Samui

Koh Samui is a villa island with a growing condo market. Foreign buyers can own a condo freehold within the 49% quota and hold a villa on a 30-year lease. Access runs through a small private airport, and strict building rules protect the hills and the coast.

Koh Samui at a glance.

Samui is a villa island with a deliberately narrow front door: one private airport, a daily cap on flights and building rules that keep the hills low. That scarcity is the case for owning here, and also the reason to buy carefully.

Can foreigners buy on Koh Samui?

Yes. A UK buyer can own a Samui condominium freehold within the building’s 49% foreign quota, with the purchase money remitted from abroad in foreign currency. Most of the island’s stock is villas on land, which foreign individuals cannot own, so villas are held on a registered lease of up to 30 years.

Koh Samui is a villa island with a growing condo market. Foreign buyers can own a condo freehold within the 49% quota and hold a villa on a 30-year lease. Access runs through a small private airport, and strict building rules protect the hills and the coast.

Koh Samui is a villa island first and a condo market second. A UK buyer can own a Samui apartment freehold inside the building's foreign quota, but most of what is for sale is a villa on a hillside plot, which a foreigner holds on a land lease. C9 Hotelworks puts the average three-bedroom villa at about ฿14.9m (£334,800) and a one-bedroom condo at about ฿3.5m (£78,700). The two questions that decide a Samui purchase are particular to the island: how you and your guests will get there, and whether the villa on the hill was built within the rules.

We have no Samui listings today, but the Thailand desk will look on the island for you. Tell us which coast, whether the villa is for your own use or for letting, and the budget, and we will come back with new projects and resales whose permits we have asked about. Ask us to search Samui.

Chaweng, Bophut, Lamai or Maenam: how do Samui's coasts differ?

Samui covers about 229 sq km, with a 51 km ring road around a jungle interior that climbs to 635 m at Khao Pom. Almost everything for sale sits between the ring road and the sea, or on the slopes just above it. C9 finds 70% of the island's residential inventory in Bophut subdistrict, which takes in the north-east including Chaweng, 15% in Maret, which includes Lamai, and 9% in Mae Nam.

Chaweng. The east-coast beach where Samui's first wave of development began, and still its busiest: hotels, beach bars and the island's main nightlife, running from a calmer northern end down to the small cove of Chaweng Noi. The airport is close by. A condo here can draw short-stay demand, if the building is licensed for it; you trade that for noise.

Bophut and Fisherman's Village. The north coast, facing Koh Phangan. Fisherman's Village, the old waterfront, is now restaurants and one of the island's most popular night markets. Choeng Mon and Plai Laem, at the north-eastern tip, add small bays and many of the island's higher-priced hillside villas. For an owner who wants to live here, Bophut is the all-rounder, and it is where the International School of Samui is.

Lamai. The second town of the east coast, south of Chaweng: a long beach, a strong café and long-stay scene, and the Hin Ta and Hin Yai rock formations at its southern end. It is livelier than the north coast and calmer than Chaweng.

Maenam. Further west along the north coast, quieter and lower-density, with a long beach. Maenam suits villa buyers who will drive to Chaweng for dinner rather than live above it.

The west coast: Nathon, Lipa Noi and Taling Ngam. Nathon, the old capital and still home to the government offices, faces the mainland and handles the ferries. Lipa Noi and Taling Ngam to the south have the sunsets and the space. This is the side for people who will live in the villa rather than let it by the night.

How do you get to Samui: Bangkok Airways or the ferry?

Samui Airport is private. Bangkok Airways built it in 1989, owns it and is the airline linking it with mainland Thailand, and the number of daily flights is capped. In 2024 the authorities approved a rise from 50 to 73 flights a day, in stages, with a terminal expansion to 6 million passengers a year. Air arrivals reached 2.78 million in 2024, up 21% and above 2019.

That narrow front door is both the case for Samui and its cost. It keeps the island off the mass-tourism path that Phuket and Pattaya take, which supports villa rates. It also makes every trip dearer: there is no long-haul flight, peak seats sell out, and fares for a family of four from Bangkok add up.

The alternative is the sea. Car and passenger ferries cross from Don Sak on the mainland, east of Surat Thani, to Lipa Noi and Nathon on the west coast; the car ferry to Lipa Noi takes about an hour and a half. Owners who drive down from Bangkok, or fly into Surat Thani, use it to avoid the airfare. From the UK the realistic route is a long-haul flight to Bangkok, then Bangkok Airways, and a viewing trip needs about five days to allow for the connection. We plan the flights and the viewings as one itinerary.

What should you check before buying a hillside villa on Samui?

The permit, before the view. Samui protects its hills more tightly than most of Thailand, and the authorities have started to enforce it.

  • Height and open space on the slopes. The environmental protection notification for Samui, Phangan and Tao, in force from 22 May 2025 to 21 May 2030, allows only a single detached house of up to 6 metres between the 80 and 140 metre contours, with at least half the plot left open. Above 140 metres the height limit is the same and 70% must stay open. On any slope of 35% or more, buildings are capped at 6 metres.
  • The coast. A hotel or condominium within 50 metres of the shoreline needs a full environmental impact assessment, whatever its size. The island's 2017 municipal ordinance adds a 12-metre height limit and a 200-metre coastal band.
  • Enforcement. On 26 June 2024 a task force inspected 52 three-storey villas on eight plots, about 19 rai, on steep land at Khao Chaweng Noi in Bophut. Officials found no building permits and nightly rentals running without hotel registration, and said they would prosecute under the Hotel Act, the Environmental Act and the Building Control Act.
  • The ground itself. In December 2024 a landslide at a villa construction site in Maret killed two workers; the Department of Mineral Resources had issued a warning about buildings on steep slopes the day before.

So the checks are specific. Your lawyer should match the building permit to what was built, height and footprint included, and confirm the plot's elevation and gradient against the notification. Ask who engineered the retaining walls and drainage, and look at the access road after heavy rain. A villa that breaks the rules can be hard to insure, finance or sell, and in the worst case can be closed.

What does a Samui villa or condo cost?

C9 Hotelworks' August 2025 report values the island's residential market at ฿30.3bn (about £681m), across 2,882 units in 117 projects, 631 of them on the oceanfront and 550 branded. Condominiums are 52% of supply and landed homes 48%, and two condo projects of more than 500 units each are being built.

  • Condo median: ฿88,500 per sq m (about £1,990)
  • Villa and landed median: ฿60,600 per sq m (about £1,360)
  • One-bedroom condo, 40–70 sq m: about ฿3.5m (£78,700)
  • Two-bedroom condo, 80–110 sq m: about ฿7.2m (£161,800)
  • Two-bedroom villa, 150–250 sq m: about ฿12.2m (£274,200)
  • Three-bedroom villa, 250–350 sq m: average ฿14.9m (£334,800)
  • Four-bedroom villa, 400–500 sq m: can exceed ฿28.9m (£649,400)

Buying costs are the national ones, set out with a worked example in our costs and taxes guide, which also covers how HMRC treats the rent and any gain.

Can a Samui villa earn its keep from nightly lets?

Some do, legally, inside estates that hold a hotel licence and a management contract. Most private villas do not hold one, and the 2024 Khao Chaweng Noi case shows the island is now checking. Our rental yields guide sets out the 30-day rule and the reform still going through parliament.

The numbers also deserve a sober read. C9 counts 3,055 villas in the rental pool. In the first quarter of 2025 they averaged ฿13,012 (about £292) a night, 11% down on a year earlier, because villa supply had grown 34%; occupancy still rose 5.7 points to 71.5%. The season is steep: occupancy ran from 38.7% in September to 76.2% in February, with stays of four to five nights. The third season of The White Lotus, set on the island and first shown on 16 February 2025, raised Samui's profile, but more villas are chasing the same guests. We do not promise yields, and we will tell you which estates are licensed before you commit.

Leasehold land, freehold apartments

The land under a villa cannot be owned by a foreign individual, so it is leased, with a maximum registered term of 30 years and renewals that a court may not uphold. A condo is the freehold alternative, within the 49% foreign quota and paid with funds from abroad. On Samui that choice is sharper than elsewhere, because the villa is the island's main product. Our foreign ownership guide explains both.

Hospitals and schools on a small island

Bangkok Hospital Samui, part of BDMS and open since 2004, says it has the only MRI scanner on the island, and the government hospital is in Nathon. Anything complex means a flight to Bangkok, so health insurance with evacuation cover is not optional here. The International School of Samui in Bophut teaches a British curriculum for ages 3 to 18, through Cambridge IGCSE to A level. Families wanting more choice look at boarding in Bangkok or the UK.

When does it rain on Samui?

Later than on the Andaman side. Samui's heaviest rain usually comes from mid-October to early December, while Phuket's monsoon runs from about May to October. That shapes a letting calendar, a building programme and the timing of a viewing trip, and it means owners of a home on each coast can use the other's dry months.

Samui or Phuket?

Samui is smaller, quieter and built around villas, behind a capped private airport and a ferry. Phuket is the deeper market, recording 420 foreign condo transfers worth ฿2.43bn (£54.6m) in the first quarter of 2026, with a seasonal non-stop from Heathrow, and it is where our four current developments are.
