Pattaya at a glance.

Pattaya is the Thai beach market that works as a city, with hospitals, international schools and a year-round population a motorway drive from Bangkok. Buy it for that, and price it on the infrastructure that exists, not the railway that has been promised.

Pattaya property for sale: a guide for UK buyers · Updated 20 October 2026
  1. Condos are freehold for foreign buyers within each building’s 49% quota. Villas and houses are leasehold, on a registered lease of up to 30 years.

  2. Pattaya sits about 150 km from Bangkok on Motorway 7. The high-speed rail has stalled and U-Tapao is restarting at a smaller scale, so we price on the road that exists.

  3. CBRE counted 1,716 new condo units launched in the second half of 2025, the fewest since late 2023, while 2,800 units sold.

Can foreigners buy in Pattaya?

Yes. A UK buyer can own a Pattaya condominium freehold in their own name, provided foreign ownership in the building stays within 49% of its floor area and the purchase money arrives from abroad in foreign currency. Villas and houses are bought on a registered lease of up to 30 years, because foreign individuals cannot own land.

Pattaya condos are freehold for foreign buyers within the 49% quota, and villas are leasehold. This is the beach market that works as a city, about 150 km from Bangkok by motorway. Here is what a UK buyer needs to know before buying.

A UK buyer can hold a Pattaya condo freehold in their own name, provided the tower's foreign quota is not used up and the money arrives from abroad, while houses and pool villas come on a land lease. Pattaya is the Thai coast that works as a city: about 150 km down Motorway 7 from Bangkok, with an industrial hinterland, a year-round population and three distinct condo markets in Wongamat, Pratumnak and Jomtien. Pick the right one and you are buying into a long-let and owner-occupier market rather than competing with hotels.

None of our current listings is in Pattaya. The Thailand desk will search the city for you: say whether you want Wongamat's sea views, a Pratumnak low-rise or a Jomtien flat for the winter, and we will gather launches and resales, checked against what has actually sold nearby. Brief the Thailand desk on Pattaya.

Wongamat, Pratumnak or Jomtien: which part of Pattaya?

Pattaya runs north to south as a string of bays and headlands, and each one sells to a different buyer.

Wongamat and Naklua. At the northern end, Naklua is the city's most northerly beach, and Wongamat is the 1.3 km beach on the Naklua Bay peninsula beyond it. Wongamat has no beach road along the sand, which is why the towers that went up here in the 2010s could sit directly on the beach; it is now one of the most expensive neighbourhoods in the city. The Sanctuary of Truth, the all-wooden temple begun in 1981 and still unfinished, stands on the headland. Buy here for sea views and quiet within reach of central Pattaya.

Central Pattaya. Pattaya Beach runs about 2.7 km from North to South Pattaya, where Walking Street begins. This is the tourist city of malls, hotels and nightlife. Units let to visitors, but owner-occupiers and long-let tenants mostly look elsewhere, and resale buyers will judge the street before the flat.

Pratumnak Hill. The green headland between Pattaya Bay and Jomtien, known for its viewpoints and the Wat Phra Yai temple on the top. It is residential, mostly low- and mid-rise, and has long had a Scandinavian presence, including two large Norwegian developments, Nordic and New Nordic. For an owner-occupier who wants to walk to the beach without living in the noise, this is usually the first look.

Jomtien. South of the hill, a straight beach of about 6 km, with Beach Road along the sand and Thappraya Road linking it back to Pattaya. Bangkok second-home owners and foreign retirees made it popular, and Russian and Scandinavian residents are a large part of the market. Jomtien is the default for a winter base: cafés, condos and a slower evening.

Na Jomtien and Bang Saray. Further south, lower density and more space, with houses and resort-style condos for buyers who drive.

East Pattaya. Inland across Sukhumvit Road: gated villa estates, golf courses and the international schools. This is family territory, and because the stock is houses on land, it is bought on a lease.

Why does the Eastern Economic Corridor matter to a Pattaya buyer?

Because it gives Pattaya tenants who are not on holiday. The Eastern Economic Corridor covers Chonburi, Rayong and Chachoengsao, and Pattaya sits inside it, in the same industrial seaboard as Si Racha and Laem Chabang, Thailand's largest container port, and the industrial estates along the eastern seaboard. Engineers, plant managers and logistics staff posted to the region are the tenants who keep a Jomtien or Pratumnak flat occupied through the European summer. A plan to add Prachinburi as a fourth EEC province was dropped in August 2026.

The domestic market matters as much. Chonburi province received 27.6 million visitors in 2025, and Thais made up 64% of arrivals in the second half of the year. Bangkok families come down at weekends and on public holidays, which is why Pattaya never empties the way a monsoon-season island does.

Should you price in U-Tapao and the high-speed rail?

No. They are the two projects most often used to sell Pattaya, and both have shrunk or stalled.

  • U-Tapao airport, about 45 minutes' drive south, received the Notice to Proceed on its 50-year development concession on 3 April 2026. It handles roughly 300,000 passengers a year against a pre-pandemic peak near 2 million, and the operator has proposed a first phase of 3 million passengers instead of the 16 million first planned. There are no flights from the UK.
  • The high-speed line meant to join Don Mueang, Suvarnabhumi and U-Tapao had, by September 2026, deadlocked public-private talks and no completion date. Brochures that promise Bangkok in under an hour by train are out of date.

What exists is Motorway 7, the Bangkok–Chonburi–Pattaya Motorway, linked to Bangkok's outer ring road. Suvarnabhumi is on the eastern side of Bangkok, the side facing Pattaya. Price a purchase on that drive, and treat any rail link as a bonus you have not paid for.

Is the Pattaya condo market oversupplied?

Less than it was. CBRE Thailand counted 1,716 condominium units launched in the second half of 2025, the fewest since the second half of 2023, and no single project above 320 units. Sales in the same half reached 2,800 units, up 5.1% on the first half. Developers are building smaller and working through existing stock, which favours a buyer negotiating on completed units.

What nobody publishes is a dependable Pattaya price per square metre. Portal figures are agents' asking prices, so we do not quote them; we value each unit against registered sales in the same building or the next one along, and tell you where the asking price sits.

Who will rent your Pattaya condo?

Not the holidaymaker, in most cases. CBRE counts 34,743 rooms in 161 mid-range and upper-grade hotels, and occupancy fell to 65.5% in the second half of 2025, down 5.1 points on a year earlier, at an average rate of ฿3,449 (about £78) a night. A private flat cannot beat that on price, and nightly letting needs a hotel licence most condos do not have; the rules and the reform still in progress are in our rental yields guide.

Jomtien Beach Road lined with palms and shops, Pattaya

Monthly and longer lets are the lawful, workable market. The tenants are EEC staff, retirees, long-stay Scandinavians and Russians, and remote workers, and they want six to twelve months in Jomtien, Pratumnak or Wongamat. We do not publish Pattaya yields, because none is calculated on a sound basis; for a specific unit we will set out rent, service charge, management and tax on both sides in sterling. The UK side of that, from HMRC reporting to treaty credit, is in our costs and taxes guide.

What can a foreigner own in Pattaya?

A condo unit, freehold, inside the building's 49% foreign quota, paid for with money transferred from overseas; and a villa or townhouse only on a lease of the land, registered for a maximum of 30 years, with any promised renewals treated as a contract rather than a property right. That second point matters more in Pattaya than in Bangkok, because so much of East Pattaya, Na Jomtien and Bang Saray is houses. Our foreign ownership guide covers the lease, company structures to avoid and title checks.

Schools, hospitals and golf

Pattaya is better served than any of the islands. Regents International School Pattaya, a Nord Anglia school, takes day pupils and boarders aged 2 to 18 through IGCSE, A level and the IB. St Andrews International School Green Valley, near the Rayong border, combines the English National Curriculum with the IB for ages 2 to 18.

Bangkok Hospital Pattaya belongs to BDMS, Thailand's largest private hospital group, and Bangkok's specialist hospitals are a motorway drive away. As everywhere in Thailand, you need private insurance: the NHS does not cover you, and the retirement visas require it.

Chonburi has more golf courses than any other Thai province, 27 at the last count. For retired buyers in East Pattaya and Jomtien, that is a large part of the case.

Getting there from London

Fly to Bangkok Suvarnabhumi, on the Heathrow non-stop (Thai Airways) or the Gatwick service (British Airways), roughly 11.5 to 12 hours, then drive about 150 km down Motorway 7. Four or five days covers a viewing trip; we can set up the viewings, a meeting with your lawyer and a bank appointment so the transfer paperwork is ready before you commit.

Pattaya's weak points

  • Reputation. Central Pattaya's nightlife is real and well known. It affects which tenants and which resale buyers a building attracts, so choose the street as carefully as the unit.
  • Projects that slip. The rail link, U-Tapao and the smart-city plans have all been scaled back or delayed. Pay nothing for them.
  • Hotel competition. Nearly 35,000 hotel rooms with falling occupancy leave little room for a condo on short stays.
  • Leasehold houses. Thirty registered years is the maximum, whatever the brochure says about renewals.
  • Sterling. A ฿5m condo is about £112,400 at ฿44.5; a 5% swing in the pound shifts that by roughly £5,600 either way, before the Pattaya market has moved at all.
