Phuket guide

Buying property in Layan, Phuket.

Layan is the quiet northern end of the Bang Tao coast: a villa-led area with a calm beach, almost nothing on the sand and the airport under half an hour away. This page covers where Layan starts and ends, the 2022 beachfront demolitions, the road in and when Layan beats Bang Tao.

  • About 19 km and 25–30 minutes from Phuket airport
  • Bang Tao and Laguna are about five minutes south
  • Mostly pool villas and low-rise condos

Layan suits a buyer who wants a villa near a near-empty beach and is happy to drive for dinner. It is the bay at the far north end of Bang Tao, in Cherng Talay, with gated villa estates and a few low-rise condos on green hills, and Laguna's shops about five minutes south. The airport is roughly 19 km by road. There is almost no commerce on the sand, and the government made sure of that in 2022.

Where does Bang Tao end and Layan begin?

Go north from Laguna on the sand and you pass Le Phang: about two kilometres of beach with casuarina trees behind it and nothing built on it. Layan is beyond that. By road, you follow the signs to Banyan Tree, go past its gates, turn right at the T-junction and keep going until the road runs out. The last stretch is narrow, and parked cars make it narrower at lunchtime.

The bay finishes at a small river mouth where fishing boats shelter, with a large island just offshore. Above the beach are resorts such as Anantara's Layan Residences, Kora and, on the hilltop, The Pavilions. Back from the sand, the land rises into the hills where most of Layan's villas sit.

What happened to the beachfront in 2022?

On 30 September 2022 the Department of Special Investigation and Cherng Talay officials bulldozed the restaurants, cafés and shophouses on 178 rai of land behind Le Phang and Layan beaches. The Supreme Court had found it to be state land, reserved for public use, in a case the Thalang district office had filed in 1984. Nation Thailand put the land's value at about ฿50bn. The local administration set aside ฿90m to turn it into a public beach park.

For a buyer this has two consequences. First, the beach will stay quiet: there is no bar strip, and none can be built on that land. Second, it shows how long a title dispute can run on this coast. Before you sign for anything near the sand, your own lawyer should trace how the plot came to be titled. Our foreign ownership guide explains how villa leases sit on top of that title, and the Phuket page covers the coastal building limits.

Is the sea safe to swim in?

From November to April it is usually flat and easy. From May to October rip currents are common along this coast, and the red flags go up. A villa let to families in August needs a pool, and a welcome note that says why.

Does the road in flood?

Route 4018 carries Layan's traffic to Thalang and the airport. On 28 August 2024 the Rural Roads office reported 20 cm of water on the Baan Tanode–Layan section, part of the road surface and shoulder collapsed at the Baan Layan section, and fallen trees and power poles blocked another stretch. All of it was cleared, but it is the reason to ask an estate how its own roads and slopes drain, and to visit in the rains.

Who buys and rents in Layan?

Layan is a villa market, let by the week or the month rather than by the night to people passing through. C9 Hotelworks includes Layan in its Bangtao figures, so the supply numbers on our Bang Tao page apply here too.

Commerce on the beach is thin: Phuket101 counts one restaurant still trading on Layan Beach, next to the long-closed Dream Beach Club. That keeps the place peaceful, and it means a villa lets on its photographs, reviews and management.

On resale, foreigners buy villas on leased land. A buyer in ten years will be counting the years left on the lease, and the courts will not treat optional renewals as guaranteed. A villa bought with 25 years left is a different asset from one with 29.

Layan or Bang Tao?

  • Choose Layan for privacy, a beach with no development and a villa on a larger plot.
  • Choose [Bang Tao](/thailand/phuket/bang-tao) for walkable restaurants, Laguna's management and a far deeper pool of holiday renters.
  • Look further north at [Mai Khao and Nai Yang](/thailand/phuket/mai-khao-nai-yang) if the airport run matters more than anything else.
