Property for sale in Hua Hin
Hua Hin is the settled, low-key end of the Thai coast, 199 km south of Bangkok. A long-standing community of British and European retirees lives here, and the town has golf, a royal summer palace and a new double-track railway. Condos are freehold for foreigners within the 49% quota, and villas are leasehold.
Hua Hin at a glance.
Hua Hin has been where Bangkok goes to rest since the royal court built a summer palace here in the 1920s. For UK buyers it is a place to live in rather than trade: quiet, established and well served, with golf and an easy road to the capital.
Hua Hin property for sale: a guide for UK buyers · Updated 20 October 2026
Condos are freehold for foreigners within the 49% quota. Pool villas, the town’s signature stock, are held on a registered lease of up to 30 years.
Hua Hin is 199 km from Bangkok by road. The southern double-track railway opened through the town in August 2024, serving a new elevated station.
It is a retirement market. The UK state pension is frozen in Thailand, and visas for over-50s depend on deposits or income, so plan both before you buy.
Can foreigners buy in Hua Hin?
Yes. A UK buyer can own a Hua Hin condominium freehold in their own name, provided foreign ownership in the building stays within 49% of its floor area and the money is remitted from abroad in foreign currency. Pool villas and houses stand on land, which foreign individuals cannot own, so they are bought on a registered lease of up to 30 years.

Hua Hin is the settled, low-key end of the Thai coast, 199 km south of Bangkok. Condos are freehold for foreigners within the 49% quota, and villas are leasehold.
Hua Hin is where a UK buyer goes to live rather than to trade: a royal seaside town 199 km south of Bangkok, with golf in the hills behind it, a long-settled British and European retired community and, since 2024, a double-track railway. Condos can be bought freehold within the foreign quota; the pool villas most buyers picture are leasehold. The choice that shapes daily life is between walking to the beach in town or Khao Takiab and driving from a villa in the golf belt.
Nothing on our books is in Hua Hin at the moment, so we search for you. Tell us how many months a year you expect to spend there, whether you want a beach condo or a villa near the courses, and what you would like to spend, and we will send back what is launching and what is worth seeing on resale. Ask the Thailand desk to look in Hua Hin.
Town, Khao Takiab or the golf belt: where in Hua Hin?
Hua Hin town. The station, the fishing piers, the night market and the beach hotels within walking distance of each other. Royal Hua Hin Golf Course is beside the railway station, so a town condo can mean golf without a car. This is where buyers who do not want to drive end up, and where winter tenants look first.
Khao Takiab. The headland at the southern end of Hua Hin beach, about 7 km from the centre, crowned by Wat Khao Takiab and fronted by a large standing Buddha that looks out to sea. The macaques that give it the nickname Monkey Mountain are part of the deal. Between town and the headland is a strip of beachfront condos, and the Cicada Market, an arts-and-food market held on weekend evenings opposite the Hyatt Regency. Quieter than town in the evening, close enough to it by day, and a favourite for long winter stays.
The golf belt west of Phetkasem Road. Inland, beyond the highway that runs through Hua Hin, gated pool-villa estates sit among the courses in the hills. More space and a private pool for the money, but you will need a car for everything, including the hospital.
Cha-am. North of Hua Hin, across the border in Phetchaburi province: a Thai weekend resort for Bangkok families, with condos at lower prices and the Mrigadayavan (Maruekhathaiyawan) Palace, the sixteen teak buildings on concrete piles that King Vajiravudh built as a seaside residence in 1923–24. Busy at weekends, quiet midweek.
Pranburi and Khao Kalok. South of Khao Takiab: beach villas, low density and calm, for buyers happy to drive into town.
What is retired life in Hua Hin actually like?
Unhurried, and organised around mornings. Golf or the beach before the heat, lunch in town, the night market or the Cicada Market at the weekend. The town has been a royal retreat since King Prajadhipok (Rama VII) built the Klai Kangwon Palace, "far from worries", as a summer residence, and it still feels like Bangkok's seaside rather than an international resort. It became a city municipality on 28 March 2025, but the municipality itself had only about 65,000 registered residents in 2020.
The climate is drier than the Andaman islands. Hua Hin's 1991–2020 averages give about 936 mm of rain a year, with October the wettest month at about 250 mm, and more than 2,200 hours of sunshine.
Healthcare is a large part of the appeal for older buyers. Bangkok Hospital Hua Hin, part of BDMS, has held Joint Commission International accreditation since 1 March 2024, and San Paulo Hospital Hua Hin is a lower-cost private alternative. For specialist work, Bangkok's hospitals are a drive up the coast rather than a flight, which is not true of Phuket or Samui.
The paperwork deserves as much planning as the house. The UK state pension is paid in Thailand without annual uprating, owning property does not give you a visa, a Thai tax resident is taxed on foreign income brought into the country, and UK inheritance tax keeps its reach for years after you leave. Our visa and residency guide covers the over-50s routes, and the lifestyle guide covers pensions, tax residence and estate planning for someone living in Thailand.
Which golf courses are near Hua Hin?
- Royal Hua Hin Golf Course, next to the station, is named with the Royal Bangkok Sports Club as one of the places golf arrived in Thailand, and is usually dated to the 1920s.
- Black Mountain Golf Club, inland, is a 27-hole course that hosted Asian Tour events in 2009 and 2010.
- Pineapple Valley Golf Club, formerly Banyan, opened in October 2008.

Several more courses lie in the hills west of Phetkasem Road, which is why the villa estates cluster there. If golf is the reason for buying, choose the estate by its drive to the course you will play most.
How long does Hua Hin take from Bangkok, by road and by rail?
By road, 199 km, usually about three hours from central Bangkok. By rail, the southern line has been double-tracked from Nakhon Pathom to Chumphon, a section that opened on 13 August 2024, so trains no longer wait in passing loops. A new elevated Hua Hin station has handled passenger trains since 11 December 2023; the old 1926 timber station and its royal waiting pavilion stay beside it as a heritage site.
From the UK, fly into Bangkok (Thai Airways from Heathrow, British Airways from Gatwick, roughly 11.5 to 12 hours), then go south by car or train. Hua Hin's airport has only domestic flights. Four or five days covers a viewing trip, with transfers, viewings and a meeting with your own lawyer arranged in one plan.
Pricing a Hua Hin property without a published index
No research house publishes a sound Hua Hin price series, and the per-square-metre numbers on portals are agents' asking prices. That makes overpaying easy, particularly on a villa sold to someone flying in for a week. We price each shortlisted property against registered sales of comparable condos or villas nearby and tell you where the asking price sits. Transfer fees, seller-side taxes and annual Land and Building Tax are national, and our costs and taxes guide works through them in sterling.
Villa or condo for a foreign buyer?
A condo in town or Khao Takiab can be yours outright, within the building's 49% foreign quota, if the money is sent from abroad. A pool villa in the golf belt cannot, because it stands on land: you lease the plot for up to 30 registered years and own the house, and the promised renewals are only as good as the contract. Our foreign ownership guide covers the lease and what to avoid.
Is there a rental market in Hua Hin?
A seasonal one. Demand comes from European winter visitors and long-stay retirees taking a flat or villa by the month, and from Bangkok families at weekends and Thai holidays. Monthly lets are lawful without a hotel licence; nightly ones are not, as our rental yields guide explains. Nobody publishes a reliable Hua Hin yield, and we will not invent one. If you plan to let while you are back in the UK, buy what a winter tenant wants: near the beach, walkable, with good air conditioning and a reliable manager.

Before you commit
- A thin resale market. Fewer buyers than in Phuket or Bangkok means a longer sale. Buy what the next retiree or a Bangkok family will want.
- Weekend rhythm. Cha-am and parts of town are busy at weekends and in the European winter, and much quieter otherwise.
- Leasehold villas. The pool villa comes with a 30-year registered lease, not freehold.
- The car. Life in the golf belt depends on driving, which matters more at 80 than at 60.
- Pension and pound. Your spending is in baht and your income in sterling. At about ฿44.5 to the pound, a 5% fall in sterling adds about £77 a month to a ฿65,000 monthly budget, and a frozen state pension never catches up.
Is Hua Hin cheaper than Phuket?
There is no reliable published price series for Hua Hin to compare, so we compare unit by unit. Phuket's west coast carries a premium for its villa estates, international demand and Heathrow flight; Phuket is also where our current developments are.
Can I live in Hua Hin full-time from the UK?
Yes, on a visa that suits your age and means, not on the strength of the property. Most over-50s look at the O-A, O-X or LTR routes. If you would like us to find the home, we will send a shortlist to WhatsApp and go through it on a half-hour call. Start with the Thailand desk.
