Buying property in Bang Tao, Phuket.
Bang Tao is the most complete place on Phuket to own a rentable home: a long west-coast bay in Cherng Talay, anchored by the 1,000-acre Laguna Phuket resort and around half an hour from the airport. This page covers which part of the bay to buy in, the traffic and flood spots, the monsoon sea and what Bang Tao villas resell for.
- Laguna Phuket covers 1,000 acres of a former tin mine
- About 20 km and 30 minutes from Phuket airport
- Sole Mio Residences on the beach, from £340,000
Bang Tao is the deepest property market on Phuket's west coast and the one most UK buyers start with. It is a long bay in Cherng Talay, about 20 km and half an hour south of the airport, with Laguna Phuket on the sand and a fast-growing town of villas, condos and restaurants behind it. The price of that depth is traffic, a lot of competing new stock and a sea that is unswimmable for much of the monsoon.
Is Bang Tao the same as Laguna?
No. Laguna Phuket is one managed resort of 1,000 acres on Bang Tao Bay, built on an abandoned tin mine whose land its founders bought in 1984. It has its own hotels, lagoons and 18-hole golf course. Bang Tao is everything around it: the beach road, the Srisoonthorn Road strip and the estates inland in Cherng Talay subdistrict. On a title deed you will see Choeng Thale, Thalang.
The address matters for resale. A Laguna-managed unit is easy to describe to a buyer in five years' time. A villa on an unnamed soi off Srisoonthorn Road has to sell on its own merits.
Beach, Laguna or the Srisoonthorn side?
- On the beach. The scarcest stock, and the one that commands a premium. Our beachfront project, Sole Mio, is here.
- Inside Laguna. Hotel grounds, lagoons and the golf course, with resort management already in place.
- The town behind the beach. This is where Bang Tao has actually grown: Srisoonthorn Road with the Blue Tree complex (its water lagoon closed on 1 August 2024, the rest stays open), and the streets around Boat Avenue and Porto de Phuket. Everything is close, and so is most of the traffic and flooding.
- Further inland towards Thepkrasattri Road. Larger plots, newer villa estates and lower prices, with a 10- to 15-minute drive to the sand. Verdi Villas, in Si Sunthon, is out here.
How bad is the Cherng Talay traffic?
It is the most common complaint you will hear from residents. In February 2025 the head of the Cherng Talay local administration told The Phuket News he was as frustrated as everyone else by the queues. Residents blamed new housing, rental cars, construction lorries on narrow roads, slow road repairs on Soi Laguna and between Boat Avenue and Cherng Talay Soi 16, and the closure of the roundabout at the Heroines Monument.

There is some relief. In September 2025 the province opened a widened shortcut behind Wat Tha Reua, south of the Heroines Monument, linking Cherng Talay with the airport and Phuket Town and taking some pressure off Thepkrasattri Road. Laguna Resorts & Hotels paid more than ฿3.8m towards it. Even so, drive your commute at 8am and 5pm before you commit to an inland villa.
Does Bang Tao flood?
The low ground around the junctions does. On 30 June 2024 the main traffic-light junction at the entrance to Blue Tree was almost impassable, and the roads by Cherng Talay police station and Porto de Phuket were badly hit. Local reporting blamed run-off from hillsides that had been cleared for building. Flooding was reported again at the Bang Jo–Blue Tree junction in May 2025. Low-lying villa estates near these junctions need checking in a wet September, not a dry February.
Can you swim at Bang Tao in the rainy season?
Often not. Red flags go up along the bay in the south-west monsoon, roughly May to October, and the surf can last longer than that. On 1 November 2025 a man and his 13-year-old nephew drowned off the main beach while red flags were flying. The head lifeguard for Surin and Bang Tao has called for far more education of visitors about rip currents, arguing that rescues only treat the symptom.
The other local issue is wastewater. The canal that reaches the sea at Bang Tao has carried black water across the beach in past years. In October 2025 the head of the local administration said a treatment system costing more than ฿300m was running and had sharply cut the flow. He also said there was no budget yet to extend it to Pa Sak, Cherng Talay and Khok Ta Nod, even though the area's population had grown by more than 20,000. It is worth asking where a building's drains go.
Who rents here, and how much stock is coming?
Year-round demand comes from foreigners who live here for months at a time. In November 2023 C9 Hotelworks found Russians to be the largest group of buyers in the wider Bangtao area, which takes in Laguna and Layan. It counted more than 10,000 residential units there, with 7,842 condominium units in the pipeline, at least half of them from Eastern European, mainly Russian, developers. C9 also reported that inland land had risen from ฿8–10m to ฿25–30m per rai in two years.
So a plain one-bedroom near Srisoonthorn Road competes with thousands like it. What lets well is a clear location (beachfront, Laguna or a sea view), professional management and a building that is licensed for short stays. On the 30-day rule and the reform drafts, see our rental yields guide.
What do Bang Tao villas resell for?
Resales are now a large part of this market. Citing FazWaz data, C9 Hotelworks reported in August 2025 that resales across Phuket overtook off-plan sales in 2023. It put the median resale villa price in Choeng Thale at ฿18m (about £404,000), above Rawai's ฿15.3m. Island-wide, resale condos averaged 86 sq m against 44 sq m for new launches, at a much lower price per square metre. A Bang Tao off-plan unit therefore has to justify its premium over a larger resale down the road.

Foreigners can own condominium units in their own name. Villa land is leasehold. Our foreign ownership guide explains both. Phuket's coastal height rules, which keep the beachfront low-rise, are summarised on the Phuket page.
