Millionaires Mile, Phuket: the Kamala headland for property buyers.
Millionaires Mile is the headland road that climbs out of Kamala on Phuket’s west coast, lined with the island’s best-known sea-view villas and five-star resorts. The name belongs first to the hill between Kamala and Patong, and is used more loosely for the whole Kamala headland coast up to Surin.
- The road runs over the headland between Kamala Bay and Patong, past Andara, Cape Sienna and the Hyatt Regency Phuket. North of Kamala, the coast road over Laem Singh to Surin is often sold under the same name.
- Villas here are leasehold for UK buyers, registered for 30 years at most. Condominiums in Kamala village can be owned freehold within the 49% foreign quota.
- We sell two developments in Kamala: MGallery Residences MontAzure, from £215,600, and The Element by Anocha, from £66,299.
Millionaires Mile is the stretch of road over the headland between Kamala and Patong on Phuket's west coast, where the island's most expensive sea-view villas and several of its best-known resorts sit on the hillside above the Andaman Sea. Agents also use the name for the Kamala–Surin coast road over Laem Singh. For a UK buyer, the villas are leasehold and the condominiums in Kamala village below can be owned freehold, and that is where we sell.
Where is Millionaires Mile in Phuket?
Millionaires Mile starts at the southern end of Kamala, where the coast road leaves the village and climbs the headland towards Patong. The road winds over the hill for a few kilometres, with the sea on one side and private driveways on the other, before dropping into the north end of Patong Bay. The hillside it crosses is often called the Kamala headland, and older guides use that name for the whole enclave.
The name has spread north as well. Beyond Kamala Beach, the coast road climbs again over Laem Singh, a small headland and cove between Kamala and Surin. Surin's northern point is where Amanpuri, Aman's first resort, opened on Pansea Beach, and the villas around it are some of the most private on the island. Many agents now market everything from the Patong hill to Surin under the Millionaires Mile name. If you are shown a listing with the label, ask which side of Kamala it sits on: the south headland and the north coast are a different drive, a different view and a different price.
Distances from Kamala:
- Phuket airport: about 25 to 28 km, 30 to 40 minutes
- Surin Beach: 4 km north
- Laguna Phuket and Bang Tao: about 10 km north
- Patong (Jungceylon): about 15 km south, over the headland
What is on Millionaires Mile?
Mostly villas, and a handful of resorts that set the standard for the rest of the island. On the Kamala–Patong headland:
- Andara Resort & Villas, a resort and villa estate on the hillside, with large pool villas facing west over the sea.
- Cape Sienna, a five-star hotel and villas, whose rooftop bar Vanilla Sky is one of the coast's sunset spots.
- The Hyatt Regency Phuket, on the hillside above the road.
- Paresa, a resort of pool villas on the cliffs.
Between them are private estates, some of them single villas with their own waterfalls and staff quarters, and small gated groups of villas built by boutique developers. Most face west, which is the point: the headland catches the sunset across the Andaman from almost every plot.
Below the headland, Kamala village does the daily work. It has a long, calm bay that suits young children, a mix of Thai restaurants and beach clubs, a fresh market and small shops. Surin, 4 km north, has the more upmarket beach restaurants. For bigger shopping, Boat Avenue and Porto de Phuket at Cherngtalay, near Laguna, are about 15 minutes north; Patong's Jungceylon is over the hill to the south.
What the headland doesn't have is flat land, pavements or much public access to the sea. It is a place to drive to, not walk around, and owners rely on their cars and drivers.
What do villas on Millionaires Mile cost?
No consultancy publishes price data for the Millionaires Mile headland on its own, and the listed asking prices you will see online vary too widely to quote as a market figure. What the published data does show is the shape of the island's villa market and where the headland sits in it.

- Island-wide: three-bedroom villas, which change hands more often than any other size in Phuket, had a median sale price of £280,900 (฿12.5m), according to C9 Hotelworks' August 2025 analysis of transaction data.
- Choeng Thale, the nearest comparable villa market: a median of £404,500 (฿18m) for three bedrooms.
- The top of the market: the most expensive three-bedroom villas on sale in Cherngtalay were asking ฿137.9m, about £3.1m (C9 Hotelworks, May 2025).
- Branded homes: branded villas had a median asking price of ฿162,000 per sq m, more than double the ฿73,000 for non-branded villas.
Sea-view headland villas, with land and privacy that can't be replicated, trade at the upper end of these figures. If you are looking at a specific villa, we can show you what has sold nearby; for a fair view of the island's prices and costs, see our guide to costs and taxes.
Who buys on Millionaires Mile?
The headland draws three kinds of buyer.
Lifestyle owners who let when they are away. They use the villa for a few weeks around Christmas or the UK summer, and want it managed and let the rest of the year. For them, the view, the privacy and the quality of the management company matter more than yield.
Branded-residence buyers. Buyers who want a hotel company to run the property and a recognised name on the door when they come to sell. They pay a premium for it, which the branded price data above makes plain.
Long-stay residents and retirees. Owners who live here for the cooler, drier months from November to April, with Kamala's beach below and Bangkok Hospital Phuket and the international schools within driving distance.
What these buyers have in common is that the headland is not a yield play first. If rental income is the priority, a well-located condo in Kamala or Bang Tao usually works harder per pound than a hillside villa.
Can you rent out a Millionaires Mile villa?
Yes, but on a hillside of private estates the legal route matters more than the view. Nightly lets need a hotel licence that few private headland villas hold, and the reform that might change that is not yet law; our rental yields guide tracks it. So a villa owner here has three options:
- Buy into a licensed estate or a branded programme, where the operator holds the licence and runs the nightly lets.
- Let monthly or longer, to families and long-stay tenants, which needs no hotel licence.
- Use it yourself, and accept that the return is capital and lifestyle rather than income.
The seasons. Phuket hotels ran at 91.8% occupancy in January 2025, and above 81% every month to April, falling to 66.9% in June (Knight Frank). Villas follow the same curve, more steeply: Christmas, New Year and the February half-term book first, while June to October is quieter on the west coast as the monsoon brings rough seas.
Tax. Villa rent is taxed in Thailand and again reported to HMRC, with credit for the Thai tax; the costs and taxes guide linked above sets out the mechanics. We don't quote villa yields for the headland, because no one publishes reliable ones.
How do UK buyers own property on Millionaires Mile?
Two ways, depending on which side of the road you buy. Up on the headland nearly everything is a villa on land, so the house is yours and the plot is leased, for no more than 30 registered years whatever the brochure says about renewals. Down in Kamala village, an apartment can be yours outright inside its building's foreign quota. Our guide to foreign ownership covers both, and the questions your lawyer should ask.
Hillside plots also carry Phuket's slope and elevation limits, which the Phuket property guide sets out; ask for the building permit before the floor plan.
What do we sell near Millionaires Mile?

Quick answers on Millionaires Mile
Where exactly is Millionaires Mile in Phuket?
It is the headland road between Kamala and Patong on Phuket's west coast, 30 to 40 minutes' drive south of the airport. Agents also use the name for the coast north of Kamala, over Laem Singh to Surin. Both sit above the Andaman Sea and face west.
Why is it called Millionaires Mile?
Because of who built there. Over the past three decades, the hillside above Kamala filled with private villas and five-star resorts, among them Andara and Cape Sienna, on some of the island's most expensive land. The name was a nickname before agents adopted it.
Can a British buyer own a villa on Millionaires Mile?
Not the land. A British buyer can own the building and lease the plot beneath it, registered for a maximum of 30 years; promised renewals are contractual and may not hold up. A condo in Kamala village can be owned freehold within the 49% foreign quota.
Is Millionaires Mile a good rental investment?
It suits owners who want use and capital value first. Nightly lets need a Hotel Act licence, so the practical options are a licensed or branded rental programme, or monthly lets. For income first, a Kamala or Bang Tao condo usually returns more per pound.
Is Kamala a good place to live?
For families and long-stay owners, yes. The bay is calm, the village has daily shops and a market, Surin and Laguna are within 15 minutes, and the airport is 30 to 40 minutes away. It is quieter than Patong, which is over the hill when you want it.
What is near Millionaires Mile for shopping and dining?
Kamala village has Thai restaurants, beach clubs and a fresh market. Surin's beach restaurants are 4 km north. Boat Avenue and Porto de Phuket at Cherngtalay, near Laguna, are about 15 minutes away, and Patong's Jungceylon mall is over the headland to the south.
