The full Benahavís guide.
Benahavís is the hill municipality behind Marbella and Estepona, made up largely of gated estates and golf. This guide covers where it is, what sells there, what a purchase costs and who it suits.
Benahavís is a municipality in the province of Málaga whose village sits about 7 km inland from the Mediterranean, in the hills behind the coast between Marbella and Estepona. It had 9,472 registered residents on 1 January 2025 (INE, Padrón municipal 2025), spread across a large area: most of the municipality is not the village but the estates around it.
What the market is
Benahavís is an estate market rather than a town market. Much of its housing sits in gated communities and around golf courses, including La Zagaleta, whose two 18-hole courses are reserved for residents and members. Homes are mainly detached villas on large plots, with fewer apartments than on the coast below. That shapes who buys: families and second-home owners who want privacy, space and security, and who are happy to drive down to the beach, the shops and the schools on the coast.
What is for sale through us
We currently list one development in Benahavís: Tierra Viva, a scheme of four- to six-bedroom villas at Los Jaralillos, completing in Q4 2028. The four-bedroom design starts at €9,000,516 for 680–822 sqm built, and the five-bedroom at €11,350,478 for 863–1,034 sqm; prices exclude VAT. The unit tables on this page show the figures, their sources and what is still available.
What a purchase costs
On a new build in Andalucía you pay 10% VAT and 1.2% stamp duty on top of the price; on a resale, a flat 7% transfer tax replaces both (Agencia Tributaria; Junta de Andalucía). Allow roughly 2% more for the notary, the Land Registry and your own lawyer. If you let the home, UK residents pay 24% Spanish non-resident tax on the rental income, and holiday lets must be registered as a vivienda de uso turístico. Buying no longer brings residency: Spain closed its golden visa to new applicants in April 2025.
Who it suits
Benahavís suits a buyer whose priority is the house and the land around it, not walking to a beach bar. It is a family or long-stay market more than a short-let one, and the larger villas take time to resell, so it works best as a long hold. If you want a lock-up-and-leave apartment near the sea, look at Marbella or Málaga instead; our Spain buying guide compares the coasts.
