The full Casares guide.
Casares is the western end of the Costa del Sol: a hilltop white village inland and a quieter stretch of coast below it, home to the Finca Cortesin resort. This guide covers what sells there, what a purchase costs and who it suits.
Casares is a municipality in the province of Málaga at the western end of the Costa del Sol, between Estepona and Manilva. It has two halves: the hilltop white village of Casares, inland, and Casares Costa, the coastal strip below it along the A-7. The municipality had about 8,500 registered residents on 1 January 2024 (INE, Padrón municipal), around half of them on the coast.
What the market is
The coast here is quieter and less built up than Marbella or Puerto Banús, further east. Its best-known address is Finca Cortesin, a hotel, golf and residential resort whose course hosted the 2023 Solheim Cup. Málaga Airport is about an hour away by road, and Gibraltar's airport roughly 35 to 55 minutes, depending on where you start. Homes on the coast are mainly apartments and townhouses in low-rise resorts, with villas on the hills behind.
What is for sale through us
We currently list one development in Casares: Marea Interiors by Missoni, apartments within Finca Cortesin completing in Q4 2028. Two-bedroom apartments start at €1,592,750 for 98–113 sqm, three-bedroom at €3,120,040 for 158–160 sqm, and four-bedroom at €4,015,040 for 199 sqm. The unit tables on this page show the figures, their sources and what is still available.
What a purchase costs
On a new build in Andalucía you pay 10% VAT and 1.2% stamp duty on top of the price; on a resale, a flat 7% transfer tax replaces both (Agencia Tributaria; Junta de Andalucía). Allow roughly 2% more for the notary, the Land Registry and your own lawyer. If you let the home, UK residents pay 24% Spanish non-resident tax on the rental income, and holiday lets must be registered as a vivienda de uso turístico. Buying no longer brings residency: Spain closed its golden visa to new applicants in April 2025.
Who it suits
Casares suits a buyer who wants the Costa del Sol climate and golf without the density of Marbella, and who is content to drive to restaurants and shops. Resort apartments with hotel services also suit owners who will be away for long periods. For a busier town with a year-round rental market, compare Málaga or Marbella; our Spain buying guide covers the coasts in turn.
