Development Overview

About the development

What is for sale

  • Bay 3: one- to three-bedroom residences, from the price in the unit table.
  • M Tower: hotel suites for a five- or six-star operator, from the price in the unit table.

LH1 Global markets both with a developer buy-back at the full purchase price after 11 years (Bay 3) or 12 years (M Tower). A buy-back is only as good as the developer behind it: have a Malaysian lawyer read the clause, and ask how it is secured.

Progress

The Sail Experiential Central, the first phase, received its certificate of completion and compliance in 2025. The engineering and construction agreement for the towers was signed in November 2025, and the whole scheme is planned to finish around 2033. No completion date has been published for Bay 3 or M Tower.

Ownership

Units are leasehold. Foreign buyers need state consent, which Melaka grants for this kind of title; the state charges a consent fee and a levy of 3% of the price (at least RM30,000).

What to weigh

This is a long off-plan hold in a scheme of several thousand hotel and condotel units, so rental returns will depend on the operator and on how much of the scheme is finished around you.
