Our verdict. Munich suits a family that wants a German city with an international school and golf without a joining fee. Munich International School charges €28,659 for Grade 12, and Golfclub München Eichenried, the BMW International Open venue, asks €2,640 for a new member's first year, with no entrance fee. JAN by Jan Hartwig serves seven courses for €380 a head. The catch is tax at up to 47.475% on worldwide income, and no sea berth. New-build flats in good areas sold for about €10,550 per square metre in the first half of 2026. Next to Amsterdam, a prime square metre costs less and the top tax rate is about two points lower.
