Our verdict. Monaco is for the buyer to whom tax matters more than space. Residents pay no income, capital gains or wealth tax, and the principality's millionaire count has risen 58% in ten years. The catch is the price of the ground: homes average €57,569 per square metre across all sales, about £48,000, the highest in the Atlas and well above Mayfair's £27,330. A family year still includes the International School of Monaco at €36,100 for the senior years and a berth at Port Hercule for about €42,000. Set against Dubai, also free of income tax, a square metre costs around five times as much.
