The routes to living in United Arab Emirates.
Our verdict. The UAE Golden Visa suits a buyer who wants a ten-year, renewable residence through property alone. It asks for one or more properties worth AED 2 million in total, held in the buyer's own name; a mortgaged home counts with the bank's no-objection letter. The permit covers a spouse, children and parents, sets no minimum stay and comes with no personal income tax, and GDRFA Dubai quotes about five working days. The catch is that it sets no path to permanent residence or citizenship, and on a mortgaged home a lien stops the property being sold while the permit runs. Next to Saudi Arabia's Premium Residency, the threshold is about half.
