The routes to living in Mauritius.
Our verdict. Mauritius suits a buyer who wants island residence tied directly to a home: residential property worth more than US$375,000, bought under an EDB-approved scheme (IRS, RES, PDS or Smart City), brings a residence permit for the buyer, a spouse or partner and children. Serviced land qualifies only once the home is built. The drawback is the narrow choice of property and the gaps: the permit's term and processing time are not published, the route sets no path to citizenship, and the top income tax rate is 35%. The Finance Act 2026 repealed the 10% non-citizen registration duty. Compared with Panama's Friendly Nations route, the minimum is almost twice as high.
